The Modular Advantage
Today’s modular homes are highly engineered structures built in sections in factories, transported to site and crane set on the foundations. In fact, modular homes have many benefits over traditional site-built homes.
- They typically cost less per square foot
- While the site is being prepared, the home is being built, unaffected by weather or labor shortages
- The home arrives 90% complete, and is set in approximately 6-8 weeks from order
- The pricing is guaranteed for specific time periods
- Increased quality: Manufacturers employ third party inspectors
- 10 year limited warranty on homes
- Fewer draws required on modular homes which saves the home owner money on interest charges with their mortgage
- Energy efficient
- Approximately 1/3 more material in a modular home as they are self-supporting structures built and designed to transport on our highways and lift by crane for set
- State, national, energy code compliance
- Quality construction and name brand materials
- Appraisals, financing, loans, and insurance are no different than site-built homes
- Many residential styles such as ranches, raised ranches, split levels, capes, two stories, chalets, and many others
- Buyer can customize his/her home.

1. What Does Modular Mean? [Back to FAQs]
The term "modular" simply refers to the method of custom engineering and constructing your home in carefully designed sections under optimal conditions in the factory - then transporting these completed sections to your new home's site to be flawlessly set together and finished as your new home.
2. Is It Better Than Traditional Building Methods? [Back to FAQs]
Many factors differentiate modular homes from typical site-built homes today. Modular homes are built better because they are carefully constructed in the controlled environment of the modern factory, rather than outdoors. Every home is built by experienced and highly skilled full-time construction craftsmen using the finest materials. Every step of your home's construction process is constantly monitored by quality control experts.
3. How Are Modular Homes Built Year-Round? [Back to FAQs]
Conventional outdoor construction can often grind to a halt for weeks on end due to rain or other adverse conditions. But indoor modular construction is never delayed by inclement weather conditions. This provides many benefits for you. One direct result of eliminating construction delays is lower interest payments for you throughout the construction period. Using modular construction, building materials are stored indoors and are not subject to bad weather for lengthy periods of time. Indoor storage of materials also eliminates theft and vandalism common at outdoor job sites.
4. Will My Modular Home Be Built To My Local Codes? [Back to FAQs]
Yes. All modular homes meet and/or exceed all federal, state, and local building codes. In addition to full-time quality control engineers, your home is inspected and approved by an independent licensed agency to ensure that high quality standards are met at each stage of construction.
5. Will I Experience Advantages - Or Disadvantages - From Building Modular? [Back to FAQs]
You can enjoy far greater options from your new home investment. Your modular home is, quite simply, a traditional home that has been designed and built inside an environmentally controlled factory, then carefully delivered to your site and erected by a highly experienced construction crew. There are no disadvantages. Please view the Modular Advantage to see the many distinct benefits.
6. Is Modular Construction The Same As Mobile Home Construction? [Back to FAQs]
No. There are no similarities between these two types of home construction. Over the years, much misunderstanding in the press and in the public has resulted from confusion between these two terms. Both are built in factories, but the similarities end there. Modular construction should not be associated with "mobile" or "double wide" construction methods.
Mobile Construction: Mobile homes are built on and permanently attached to their steel frames. They can be moved at any time. They are built according to the Federal Construction Safety Standards Act and are tightly restricted. They are not permitted in many areas due to zoning restrictions.
Modular Construction: Modular homes are delivered to the site on a custom transportation carrier, carefully removed by expert crane operators, then set on the home's permanent foundation. They are constructed according to the Uniform Building Codes required by states, counties, and localities and aren’t restricted by zoning regulations.
7. How Long Does It Take To Complete A Modular Home? [Back to FAQs]
A modular home arrives on an average of 6 weeks from the time it is ordered. Although this may very depending on demand.
8. Can I customize my own floor plan? [Back to FAQs]
Most definately. You are able to customize individual floor plans in order to fit your personal needs. Or if none of the current floor plans adequately fit your needs, then show us one that will. This area of the design is very flexible.
